This urban mixed-use complex combines a lower level garage, ground floor retail, and 15 loft-style apartments. The scale and detailing of the Blackbird Artists' Lofts building fits in with the 19th-century character of Lower Lawrenceville, comfortably containing galleries and a performance/event space on the ground floor. A small lot size (11,600 s.f.) required 100% coverage, numerous zoning variances, and a creative approach to incorporate the garage into the slope of the site. The success of this project has helped pave the way for other contextual architectural developments that are fulfilling a growing demand for housing in this urban neighborhood.
